Why do plaster and heart pine need a different approach than drywall and laminate?

Plaster is lime or gypsum troweled over wood lath, and it's porous in a way drywall isn't — it wicks water sideways and upward through capillary action, often well past the line you can actually see standing on the floor. Heart pine is dense, old-growth wood that absorbs water more slowly than the flooring sold today, but it doesn't dry evenly once it's wet, and it punishes anyone who tries to rush it.

Treat either one like drywall or vinyl plank — rip it out at the first sign of moisture, or blast it with fans and space heaters to speed things along — and a repairable problem turns into a demolition job. The materials that built these houses were never meant to be replaced this fast, and they don't respond well to being treated like the materials that replaced them.

How can a plaster wall look dry and still be a problem?

Plaster can look fine at eye level while the section behind the baseboard has stayed damp for a week. That capillary wicking pulls water up through the wall well above the visible waterline, and it weakens the keys — the part of the plaster that grips the lath behind it — from the inside, where nobody's checking.

The wall can pass a glance for weeks and then bulge, crack, or crumble a month later, long after everyone in the house assumed the damage had already dried out and been dealt with. That gap between when the water arrived and when the wall actually fails is what catches people off guard.

What actually happens to a heart pine floor when it gets wet?

The edges of each board sit closest to the water and swell first, faster than the drier core underneath, and the board cups — edges up, center down. Force-dry that same board too fast, with fans and heaters aimed straight at the surface, and it can reverse into crowning, or split along the grain instead.

Old-growth heart pine is denser than the pine cut today, and that density is actually an advantage here — it holds up to a slow, controlled dry-out far better than modern engineered flooring, which delaminates the moment water gets between its layers and usually can't be saved at all.

That's the tradeoff worth knowing before deciding what to do with a wet floor: modern flooring is faster to install and faster to fail; old heart pine is slower to dry and, done right, slower to give up on.

Is older construction more fragile, or more forgiving?

More forgiving, in our experience — real wood and real plaster can often be saved where a modern manufactured product would already be sitting at the curb. The tradeoff is time. Solid materials take longer to dry correctly, and almost every shortcut aimed at speeding that up is the thing most likely to turn a save into a total loss instead.

What's the right way to dry out a pre-war house without wrecking it further?

Moisture gets tracked at the core of the wood, not just the surface, so we know when a board is actually dry instead of just dry-looking on top. Drying stays slow and controlled — dehumidification and contained airflow rather than heaters pointed straight at old plaster or century-old flooring. Plaster gets judged wall by wall: some sections still hold their keys and can be dried in place and patched, others have already let go and need to come out. That's a case-by-case call made room by room, not a default to tear out everything the water touched.

What are the early signs it's worth a second look?

None of these on their own mean a total loss, but any of them are worth having checked before they're painted over or covered with a rug.

  • A board that sits slightly higher at the edges than the center, especially near an exterior wall
  • Hairline cracks radiating from a window or door corner in an older plaster wall
  • Staining or a slightly soft feel along the baseboard, even where the wall above still looks untouched
  • A musty smell near an exterior wall that doesn't match anything visible in the room
  • A section of plaster that sounds hollow rather than solid when tapped near the floor line
